Buyer Representation

  • Prepare and negotiate the Offer to Purchase and/or Purchase and Sale Agreement

  • Research and help solve title-related issues

  • Prepare conveyancing documents, including deeds

  • Conduct the closing, review and explain closing documents

Seller Representation

Whether selling your principal residence or an investment property, we are committed to delivering a seamless and convenient experience for our seller clients.  Our services include:

  • Review of contractual arrangements entered into with brokers

  • Prepare and negotiate the Offer to Purchase and/or Purchase and Sale Agreement

  • Assist with the resolution of title issues found during the buyer’s title examination

  • Prepare any required conveyancing documents, including deed, power of attorney, affidavits and certificates, as necessary.

  • Represent the seller’s interests at the closing table, review all closing documents, and negotiate any issues that arise at closing on behalf of the seller.

Closings

We take pride in giving top-notch service to our lender clients, as well as their borrower clients. For lenders, we offer title and escrow services on all types of mortgage transactions.  We are approved to close for several lending institutions, including the largest mortgage companies and brokers in Massachusetts and New Hampshire.

Refinance

For clients looking to lower their monthly mortgage payment, or to use their home equity to finance expenses, we work with a wide variety of mortgage lenders who can find the best possible loan for any situation.

Foreclosure Mitigation

If you are behind on your mortgage payments or even if you already have a foreclosure auction scheduled, you still have options.  In many situations, allowing the property to go to foreclosure is the worst outcome, both for the owner's credit, for the community, and even for the lender - yet this is exactly what happens.  Whether you want to keep your home and modify the loan, or just get out from under a bad loan, we are able to guide you to the best possible outcome.
